The Bay Area is a strategic data center market with a severe shortage of new capacity due to utility power delivery delays of 5+ years. Terra’s flagship Bay Area project is the fastest path to hyperscale capacity, delivering their cutting edge data center within two years that is in line with market pricing on rent and power.

With a 400MW+ master planned campus, the Terra Bay Area project is the largest, off-grid Data Center in the heart of Silicon Valley. Terra provides on-site fuel cell power generation with integrated super-capacitors to accommodate dynamic AI workloads for densities exceeding 1MW per rack with native 400+/- DC power direct to the IT equipment. The result is a super dense, super efficient AI factory that is designed to handle any rack of any density at any time. The integrated heat capture system powers absorption chillers cutting data center cooling power by more than 70% while supporting the on-site greenhouse to grow food for the local community. Bloom fuel cells produce half the amount of CO2 of a typical power plant while reducing 97.7% of NOx and 100% of SOx emissions and reducing noise to less than 70 dBA. This design delivers an average PUE of 1.125 with 99.999% reliability without UPS or generators. Phase two includes a grid tie providing up to 25% of generated capacity back to the utility lowering the effective $/kWh for tenants and providing economic benefits to the city and residents while helping to stabilize the local grid. Terra is on schedule for delivery of the first 57.7MW of IT capacity by Q2/2027 with additional 57.7MW blocks delivered every quarter thereafter.
